More recently, professional painters are responsible for all preparation prior to painting. All scraping, sanding, wallpaper removal, caulking, drywall or wood repair, patching, stain removal, filling nail holes or any defects with plaster or putty, cleaning, taping, preparation and priming are considered to be done by the professional contracted painter.
Another factor to consider is the height and features of your home. An example would be a house completely trimmed in Cement Fiber, which does chalk if you do not purchase the correct paint and apply enough of it. Some houses in Coastal Areas are already on 15+ft Stilts (off ground) and then another 20ft high at times. This requires rental equipment and careful cost estimation based on the difficulty of the overall project, The best advice that I can give is to get several estimates in your area and make a decision a couple of weeks afterwards. You will "weed out" per se the individuals that do not have the patience to finish a project that was started-as well as those who haggle you for payment (sometimes daily) before project is completed. Historically, the painter was responsible for the mixing of the paint; keeping a ready supply of pigments, oils, thinners and driers. The painter would use his experience to determine a suitable mixture depending on the nature of the job. In modern times, the painter is primarily responsible for preparation of the surface to be painted, such as patching holes in drywall, using masking tape and other protection on surfaces not to be painted, applying the paint and then cleaning up.[2]
basic formula? single color exterior labor only ranges from $0.85 to $0.95 per sq foot as a BASE starting point. Prices go up depending on multiple colors, slope of surrounding areas, multiple stories..etc.Some painters charge per window to mask off. Ive seen $25 a window to $50.  Interiors without flooring can be factored the same way. When you start having to do multiple colors, cut ins, masking, room isolation...etc. the price jumps considerably. I always start with a base of $0.85 a sq foot and figure it out from there. the season plays a major role too. paint and materials are charged separatly and are typically marked up at a minimum of 15%. I always tell clients this. that way they pick the paint out they want and what quality they want as well. Anyways...thats your base. 1250 sq foot home @ .0.95 a ft = $1,187.50 (one color). Pressure washing, Add another $45-$55 per hour. a 1250 sq ft home is not going to take longer than 2-3 hours if its a single story. 

Three referrals should be enough to assess the quality of work as well as the communication skills of the painter. Ask about the overall quality of the work, the work style of the painter, how the work has held up over time, and if they would hire him or her again. Be wary of any professional that refuses to give you references; a quality painter should be happy to have to speak to past clients.

It is often necessary to have a rental property painted -- whether it's to make it your own before you move in or to clean it up for someone new when you move out. Some buildings and landlords have pre-selected painters, while others will contract companies to paint on an as-needed basis. If your landlord or building doesn't have a pre-selected painter, see if you may be allowed to paint the walls yourself. If you're moving in and selecting a non-neutral color, understand that your landlord may require you to repaint the walls the original color when you move out -- and ensure that you're ready to make that investment down the road.
To maintain a wet edge, start near a corner and run the roller up and down the full height of the wall, moving over slightly with each stroke. Move backward where necessary to even out thick spots or runs. Don’t let the roller become nearly dry; reload it often so that it’s always at least half loaded. Keep the open side of the roller frame facing the area that’s already painted. That puts less pressure on the open side of the roller, so you’re less likely to leave paint ridges
Sanding not only feathers out chipped paint but also provides "tooth" for the next coat of paint. For glossy trim, use a sanding sponge rather than sandpaper. Sponges mold to the shape of the trim and last longer than paper. When applying latex over alkyd paint or when he is not sure of the original finish, Brian Doherty, a painter in Richmond, Virginia, follows the hand-sanding with liquid sandpaper to make sure the surface is completely deglossed to prevent incompatibility problems. "I've seen homes where latex was used on oil-painted trim, and the paint started to peel in less than a year," says Doherty.
The best time to tackle windows is in the beginning of the day, when you're fresh," says Doherty. "But it still takes me an hour to do a standard window." For double-hungs, begin by raising the inner sash and lowering the outer sash until their positions are almost reversed. Paint the lower half of the outer sash first, then the entire inner sash. Once the lower sash is dry, return both to their normal position, but leave them slightly open. Finish painting the outer sash. "Windows take too long to tape," says Doherty. When painting, overlap the glass by 1/16 inch to seal the wood.
Homer painted about a dozen small paintings during the stay. Although he arrived in France at a time of new fashions in art, Homer's main subject for his paintings was peasant life, showing more of an alignment with the established French Barbizon school and the artist Millet than with newer artists Manet and Courbet. Though his interest in depicting natural light parallels that of the early impressionists, there is no evidence of direct influence as he was already a plein-air painter in America and had already evolved a personal style which was much closer to Manet than Monet. Unfortunately, Homer was very private about his personal life and his methods (even denying his first biographer any personal information or commentary), but his stance was clearly one of independence of style and a devotion to American subjects. As his fellow artist Eugene Benson wrote, Homer believed that artists "should never look at pictures" but should "stutter in a language of their own."[17]
Emotionally speaking, orange is a very stimulating and happy color. Pastel oranges are irresistible and great for interior spaces where skin is more likely to be exposed, such as bedrooms and bathrooms. Bright orange is the antithesis of gray and can be lively, while darker and burnt orange tones have a similar effect as the brown hues and go along great with southwestern décor.
Homer started painting with watercolors on a regular basis in 1873 during a summer stay in Gloucester, Massachusetts. From the beginning, his technique was natural, fluid and confident, demonstrating his innate talent for a difficult medium. His impact would be revolutionary. Here, again, the critics were puzzled at first, "A child with an ink bottle could not have done worse."[24] Another critic said that Homer "made a sudden and desperate plunge into water color painting". But his watercolors proved popular and enduring, and sold more readily, improving his financial condition considerably. They varied from highly detailed (Blackboard – 1877) to broadly impressionistic (Schooner at Sunset – 1880). Some watercolors were made as preparatory sketches for oil paintings (as for "Breezing Up") and some as finished works in themselves. Thereafter, he seldom traveled without paper, brushes and water based paints.[25]
If you're going to do any part of the painting or prep work on your own, you must know that the first step in preparing a surface is washing it. Since dirt can affect the smoothness of a surface area -- and therefore paint's adhesion to it -- use soap to remove any dirt or stains. Make sure there's no soap left on the walls when you're finished; also make sure to remove any gloss with sandpaper and vacuum up the leftover dust.

When the primer is dry, caulk all small joints (less than ¼-inch-wide) in the siding and trim. Most pros use siliconized acrylics—paint won't stick to straight silicones—but Guertin and O'Neil like the new, more expensive urethane acrylics for their greater flexibility and longevity. O'Neil stresses that it's shortsighted to skimp on caulk. "If the joint fails, you're back to square one." Guertin uses the lifetime rating as his quality guide. "I don't expect 35-year caulk will last 35 years, but it should last longer than a 15-year caulk."


Stucco is a specialized material that requires extensive preparation work (cleaning, caulking, filling in cracks, etc.). Additionally, paint suitable for rolling or brushing over stucco varies greatly depending on location and climate conditions. Some stucco paint varieties will chip and peel away in certain climate conditions, so painting professionals won't recommend them. These factors make stucco one of the more expensive siding materials to cover. You can expect to pay anywhere from $900 (~500 sq. ft.) to $3,000 (~1,500 sq. ft.) to have stucco revitalized with paint, depending on how much is needed to cover the home exterior.

As a result of disappointments with women or from some other emotional turmoil, Homer became reclusive in the late 1870s, no longer enjoying urban social life and living instead in Gloucester. For a while, he even lived in secluded Eastern Point Lighthouse (with the keeper's family). In re-establishing his love of the sea, Homer found a rich source of themes while closely observing the fishermen, the sea, and the marine weather. After 1880, he rarely featured genteel women at leisure, focusing instead on working women.[26]
